Cover details
Standard cover
We offer cover for:
- Residential buildings – £1.5 million (higher limits on referral)
- Blocks of flats or mixed premises buildings – £5 million (higher limits on referral)
- Commercial buildings – up to £10 million (higher limits on referral)
- Property owners' liability – £2 million, £5 million or £10 million
- Alternative accommodation – 30% of buildings sum insured for residential premises
- Equipment breakdown
- Legal expenses for evicting residential squatters – up to £10,000
- Malicious damage and theft by tenants
- Replacement locks and keys
- Trace and access following a water leak (escape of water)
- Loss of gas, oil and metered water – up to £25,000
Optional cover
You can extend your cover to include:
- Contents – up to £250,000
- Loss of rent – up to £2.5 million with a 36-month indemnity period
- Accidental damage
- Terrorism
- Legal expenses – £250,000
- Employers' liability – up to £10 million
You can also choose higher limits for some of your standard cover options.

- Properties owned under a freehold, leasehold or flying freehold arrangement
- Professional lets
- Purpose-built blocks of flats
- Blocks of flats converted over 3 years ago
- Low-rise properties
- Mixed portfolios
- Office and retail premises
- Multi-tenure industrial units or retail warehouses
- Garages and other motor trades
The cover is not aimed at individuals wanting to insure their own home or customers with more than 25 properties.
For residential lets, the tenancy agreement must be direct between the landlord and the tenant.
Preferred risks
We prefer to cover:
- Fully-occupied premises
- Standard construction buildings, with concrete floors
- Post-1960s buildings
- Residential buildings with professional working tenants
Non-preferred risks
We prefer not to cover:
- Housing associations
- Property developers
- B&Bs or holiday lets – including Airbnb
- Asylum accommodation
- Blocks of flats built or converted in the last 3 years
- Blocks with combustible cladding
- Unoccupied blocks or ones being refurbished
- Industrial units or retail warehouses with more than 3 tenants
- Commercial food production or storage premises with composite panels
- Waste and recycling facilities
- Dry cleaners, laundries or hotels or restaurants with their own laundry facilities
- Tyre, battery and exhaust suppliers or fitters
- Grade I listed properties
- Companies with previous flood, subsidence or employers' liability claims
- Risks with 3 or more claims in the past 5 years
